Residential property · Fylde coast
Investing in homes for people who need a fair start.
Homesave acquires, refurbishes and holds residential property across Lytham St Annes and Blackpool. We work alongside local councils to move households out of emergency accommodation and into well-kept homes with secure tenancies.
- Around 150 homes on the Fylde coast
- 3 councils Blackpool, Fylde and Lancaster
- EPC C across every home we let by 2030
Our purpose
A safe, warm home is where everything else starts. Work, health, school and a better credit history all follow from it.
Our model
From emergency accommodation to a settled home
Homesave works from the council’s emergency response through to the open rental market. With our group’s hotels, we provide somewhere safe at short notice, then a home and a tenancy that lasts once a household is ready to move on.
-
Supporting councils
Housing teams at Blackpool, Fylde and Lancaster councils work with us, and with our group’s hotels, when households need somewhere safe at short notice.
-
A home to move on to
When a household is ready to move on, we offer a refurbished home on a proper tenancy, matched to their size and circumstances.
-
Building a track record
Tenants build a rental record and rebuild their credit with a landlord who knows them. If rent becomes difficult, we step in early.
Who we house
We assess people,
not just credit files
Many of the people we house would be turned away by a conventional letting process. We look at the whole picture, including the support around them, before we make a decision.
Moving on from emergency accommodation
Households leaving hotels, B&Bs and temporary placements.
Rebuilding their credit
People with debt, CCJs or missed payments behind them.
Renting for the first time
Tenants with no rental history and no guarantor.
On low or variable incomes
Working households and tenants receiving Universal Credit.
Impact
Where our work contributes
Our work supports four of the UN Sustainable Development Goals that lenders and investors use to assess social impact.
UN Goal 11: Sustainable cities and communities
We give households leaving emergency accommodation a safe, decent home, and bring empty buildings back into use.
UN Goal 10: Reduced inequalities
We house people that a credit score would otherwise shut out of renting.
UN Goal 7: Affordable and clean energy
Insulation, glazing, heating upgrades and solar cut the cost of keeping warm.
UN Goal 3: Good health and wellbeing
Warm, dry, well-maintained homes reduce the health risks of cold and damp.
Energy performance
Every home to EPC C by 2030
We own our buildings, so we invest in them for the long term. Our programme brings every home up to band C, which means warmer flats and lower bills for the people who live in them.
- Our target
Ready for tighter standards and colder winters
Minimum energy standards for rented homes are rising, and energy bills with them. We are upgrading our homes now so tenants feel the benefit first and the buildings stay fit for the decades ahead.
Double glazing
Replacing windows across every building to keep the warmth in.
Roofs and insulation
Repairing and insulating roofs while the scaffolding is already up.
Efficient heating
Upgrading heating where it is needed to bring every flat to band C.
Solar where roofs allow
Generating clean power on site to cut running costs further.
How we operate
Standards we hold ourselves to
We own what we let
Every home is owned by Homesave and managed in-house by Hy Living, our group’s lettings team, with no absent landlords or chains of agents.
Refurbished properly
Homes are refurbished before they are let, from kitchens and bathrooms to electrics and fire safety.
Compliant as standard
Gas, electrical and fire safety certification kept current, with HMO licensing where it applies.
Early help on rent
We talk to tenants at the first sign of difficulty and work with their support network to keep tenancies on track.
